Scenario
Your client RMIT is considering a major refurbishment of a two-story building to ensure it is fit for
purpose and compliant with the current NCC standards. RMIT has sent you the following brief.
Dear Supervisor,
We are considering a refurbishment of Building 50 which is situated at 11-15 Orr Street Carlton.
The site is 20.8m x 14.20m a total of 295.36m
2
The building is currently used as office space, which is old and in need of a facelift. Our budget will
only allow us to allocate $950,000 to the project, so we need to ensure that the re-fit can be
completed within this constraint.
We will require you to complete a property inspection and determine if the building is structurally
sound and feasible to re-furbish or if it needs to be demolished. Your report will be used to determine if we will proceed with the project so it must be
comprehensive and include the appropriate certification from suitably qualified engineers. Yours sincerely
RMIT building committee.
Task Details To meet the clients brief you will need to:
Completing a property inspection
Obtaining engineers’ certificates related to defects discovered in the inspection.
Estimating redevelopment costs for the building (this must include the cost of demolition of
certain areas) [
